How can I edit the address?
If you need to change the location of your property, please reach out to us using the button at the end of this article. Ensure you include the following information in your request:The full address of the property as it is registered.A Google Maps link showing the exact location of your property.A screenshot of the map with the pin showing your property's location.A utility bill that shows the exact address of the property (such as an electricity bill, internet bill, etc.).Address changes are not made immediately, and it could take up to a week to update it in all the platforms where we distribute your ad.Please note that property configuration (address, description, amenities, etc) is the owner's sole responsibility and therefore must be reviewed before publishing. Once your property is published, we apply a grace period of 48 hours to inform us of any inconsistencies. How can I set extra fees?
If you need to charge extra fees for your property, it’s important that potential guests know about them upfront. By law, guests must be informed of all fees and their exact amounts before confirming a booking.Additional FeesYou can find and manage all extra fees directly in the “Additional fees & Protection” section of your Holidu listing.Here are the types of fees you can set:Cleaning fee – A fixed amount you always charge your guests for end-of-stay cleaning. Please note that the cleaning fee is never collected by the host on-site, it is paid by the guest at the time of booking through the platform used for the reservation. Security deposit – A fixed amount you collect to cover possible damages to your property (highly recommended). This must be charged before or at check-in and is refunded unless damages occur. (For Airbnb bookings, this is handled under their AirCover protection.) Additional fee per guest, per night – An extra charge for each guest beyond a certain number (up to the property’s maximum capacity). This can help you offer lower prices for smaller groups while keeping the full property available. (Example: A 4-bedroom villa must have all rooms accessible, even if booked for only 3 guests.)Advice on the amount of additional guest fee to set – We suggest setting an extra fee per person per night, calculated by dividing the configured nightly price by the number of guests for the minimum occupancy. This approach ensures that your pricing remains both reasonable and competitive. (Example: The house is for 14 guests, and you want to configure a fixed cost for 8 guests. The nightly price is €200 for 8 guests. We recommend the following calculation: €200/8 = €25. Therefore, it is recommended to add €25 per person per night as an extra charge for guests beyond the initial 8). While you may opt for a lower fee, it is advised not to exceed this maximum amount. Taxes – Any mandatory governmental or regional tax (Eco tax, Tourism tax, Camping tax, Other tax).Important: The amount applicable on the day of check-in, as per local regulation, is the valid one, even if it changed since the booking was made.We recommend printing the updated local regulation and displaying it at your property so guests are aware of the correct amount.Depending on the platform or region, these taxes may be collected on-site or automatically included in the booking price.Airbnb exemption: In some municipalities, Airbnb collects and declares the City Tax on your behalf. Organic welcome baskets
At Holidu, we are always looking for different ways to help you provide your guests with an exceptional experience.That's why we have partnered with APAEMA, a non-profit association dedicated to the protection and promotion of organic agriculture in Mallorca. From the 1st of April 2024, we will offer you the possibility to purchase welcome baskets with local and organic products for your guests.Below you will find all answers to more common questions:What is APAEMA, and why does Holidu collaborate with them?APAEMA is the Associació de Productors d'Agricultura Ecológica de Mallorca, a Mallorcan non-profit association focused on the defence of organic agriculture. They support the island's farmers with various initiatives such as providing a collective kitchen for their members to produce products with higher added value. The work of their partners protects the territory through agricultural practices that are more respectful of the land and ensure a supply of quality, tasty, healthy, and sustainable local products.Holidu is starting a collaboration with APAEMA to support the movement, as agricultural production and its distribution represents one-fifth of the carbon footprint generated by tourism. We want guests to have the opportunity to get to know the island through its gastronomy, as well as the people and the work behind local products.Why invest in organic welcome baskets?Investing in organic welcome baskets is a great way to enhance your guests' experience. Thanks to the surprise element upon arrival, they will perceive the first moments of their trip as highly positive. In addition, you will help raise awareness of the role food plays in the context of climate change while they discover the island through its products and the people who make them. This is an exclusive initiative for Holidu Hosts. Through purchasing these baskets, not only do you support the Mallorcan farmers (the main protectors of the territory), but you can receive better reviews for your property and, therefore, better performance of your listing.What products do the baskets contain?All the products included in the baskets come from the farmers associated with APAEMA.The small basket includes:- a pack of 3 jars of houmous (3 x 100 g)- a bar of carob chocolate with almonds (80 g)- a jar of dehydrated apricots (200 g) The big basket includes:- a pack of 2 jars of houmous (2 x 100 g)- a bar of carob chocolate with almonds (80 g)- a jar of salsa or ratatouille (380 g)- a vegetable soup (500 ml)- a bottle of olive oil (500 ml)- a bottle of wine (750 ml).The boxes are made by Aproscom, an association of Manacor that works for the rights of people with intellectual disabilities. These boxes, financed by Holidu, are reusable. Please return them to APAEMA after use to give them a new life.Can I choose the products for my baskets?No. The products contained in the baskets are seasonal and depend on the farmers' production. It is not possible to make any changes.How much does the basket cost?The small basket costs 22€, and the large one costs 44€ (VAT included).How can I place an order?It's easy! At Holidu, we work exclusively with instant bookings. This means that guests can book your vacation rental immediately without needing to send a request for your approval. Once the booking is confirmed, it will automatically appear in your calendar.Why Instant Bookings?Instant bookings come with several important benefits for hosts:More visibility for your listing: Up to 70% of travelers filter specifically for instant bookings when searching for accommodation. In addition, instant booking functionality helps attract international guests, as they don’t need to worry about language barriers or delays in communication.Secure and hassle-free payments: Payments are processed directly through the platform, ensuring a safe transaction for the guest and reducing administrative work for you.Less administrative effort: Responding to booking requests can take time, and sometimes guests decide not to book even after your effort.
